Affordable pricing and ample parking 
The proposal calls for demolishing the non-contributing garage and removing a side and the rear wall of the building, as well as the rear portion of the roof that shows evidence of structural failure. The new building footprint would extend approximately 55 feet into the lot, and three additional floors added on top. The project would incorporate the architecturally-significant façade, structurally stable portions of the roof, and party walls as integral components of the design. The windows and transom will be retained and the existing door replicated. The new structure will rise to forty-six feet in height in the same plane as the historic façade. The addition’s roof will have a deck enclosed by the building’s parapet walls, accessed by a penthouse. The façade design will use traditional building materials found throughout the historic district such as brick, precast stone, decorative metal panels, and double hung windows with transoms. The classically-inspired design will create the appearance of monolithic brick pilasters enframing a bank of windows with spandrel panels, all set atop the existing building which would serve as the compositional base.It sounds like the resulting condominium project will be like its neighbor, The Providence, with the historic, low slung facade restored and several stories rising above it. The architects, SGA Companies, have designed some beautiful buildings, like Butterfield House on Capitol Hill. I imagine this project will likewise be very high quality and enhance the booming Eleventh Street corridor.
I'm amazed by the infill that's taken place on 11th Street in recent years. Several new boutique condominium buildings now line the street, giving life to a once fairly desolate stretch. One example of such development is the new building known as the Renaissance at Logan, pictured right and located at 1618 11th Street, NW. This development features sixteen units. According to Urban Land Company's website, the units are "light-filled . . . with Viking appliances, slate and wood floors, bay windows, chic imported Spanish tile baths and much more." It appears that The Providence, the awesome looking residential redevelopment in the 1500 block of 11th Street (discussed here), is almost complete! I really like how it's turned out and can't wait to welcome some new neighbors to 11th Street!
Remember this post from last November about a new project underway in the 1500 block of 11th Street? Well, this morning I noticed a new banner on the building advertising the project's name (The Providence Eleventh Street Lofts), a delivery date (Fall 2008), and a website, www.theprovidencelofts.com/. Judging from the website, it looks like this project's going to bring eight really cool units to the booming 11th Street corridor.

Not too long ago, I noticed construction on the east side of 11th Street near the Rhode Island Avenue intersection. A banner on the fence reads McCullough Construction, and a banner on the historic facade being incorporated into the project reads Willco Residential. Curious, I did some Internet research and found a blurb in Washington Spaces from late last year/early this year about the project. The article indicates that Willco Residential and McCullough Construction are constructing a 10-unit condo project. "The ground floor units will be duplexes with flats on levels two through four. All the flats will access the common green roof deck and will feature private elevators that open into the units." Sounds cool, right?
