Logan Circle Laundromat Now Open

I received a postcard in the mail yesterday about the newly re-opened Logan Circle Laundromat at Eleventh Street and Rhode Island Avenue, NW.  The remodeled business features:
  • All new stainless steel 2011 Dexter high efficiency washers and dryers
  • Fully renovated interior and exterior
  • Quality wash and fold service
  • Affordable pricing and ample parking
  • Full time attendant on duty
It’s open seven days a week from 8 a.m. to 10 p.m. and offers wash and fold service (something that is pretty tempting to me…).  Check out their website for pricing.

You may recall the laundromat closed for renovation in March last year, prompting speculation about redevelopment of the site.

Rent Me: 818 Rhode Island Avenue

Work continues full steam ahead at the once notoriously vacant properties at the intersection of Ninth, Q and Rhode Island (check out my previous post about the property here).  The awesome gut-renovation seems to be nearing the final stretch, and it looks like they're getting the structure ready for a fantastic and detailed new exterior paint scheme (if you walk by, take note of the intricate paint scheme that's begun on the cornice on Q Street frontage).

Recently, banners went up advertising for lease the retail component of the project.  



Here's to hoping something great fills the highly visible corner spot in the heart of Shaw!

Based on permits I spotted in the window last weekend, it appears that the laundromat at Eleventh and Rhode Island Avenue is simply being remodeled (and not redeveloped), thus answering this reader query from March.

Construction Imminent at Long Vacant Ninth, Q and Rhode Island Properties

A few weeks ago I noticed permits in a window of one of the long-vacant properties at Ninth and Q Streets and Rhode Island Avenue (which, as you may recall, sold last November, and which were once known for the murals that adorned them).  Today, Mr. Q Street News sent me a photo evidencing that fencing has just gone up, so it seems construction is imminent!

Word on the street is that the properties are going to be gutted and fully restored into residential units.  I've heard the Rhode Island Avenue frontage might have ground floor retail.

625 Rhode Island Avenue Development Underway

This weekend I noticed that work on the United House of Prayer's condominium development at 625 Rhode Island Avenue, NW is underway.  Notably, the site has been cleared of four row houses (which can be seen prior to demolition here) and fenced off. 

According to Urban Turf, the project will include sixteen two and three-bedroom units, and half of the units will be affordable to households earning 60 to 80 percent of the area median income. The Reatig-designed development will have eleven parking spaces, open green space at ground level, a green roof, and a small rooftop deck

915 Rhode Island Avenue Overhaul Underway

Mari of InShaw reports that she spotted the beginning of the renovation of long-vacant and foreboding 915 Rhode Island Avenue yesterday. A while ago, I was able to get my hands on the attached rendering for the new façade planned for the building. 

According to this listing, the building has 9,600 square feet available for rent. Here’s the description:
Property is ideal as an office headquarters for either medical facility, clinic or nonprofit group. (zoning is R4) Built in 1959, this former Howard University Medical clinic has been gutted, remediated and permitted for immediate design and buildout for prospective tenant. Currently, building is three stories with elevator; approx. 3,200 square feet per floor. Can build an additional floor of 1900 square feet as a 'matter of right' for a total of 11,500 square feet.

Complete Development Team is in place. Owner will completely renovate the building exterior, with the architects design for new window fenestrations; extending the front entrance out to create a 3 story glass entry feature; a new landscaping feature for the front; improving paving on the alley side including an outdoor atrium over the natural light court between it and the neighboring building. Construction could be included within a 5 month schedule.

The building fronts on a major vehicular arterial into downtown Washington DC. Metro bus stop is less than 30 yards from the entrance; 3 rail stations are within easy walking distance. Parking available on site.
