Buy Me: 1600 Eighth, Unit 1

This morning, I spotted a for sale sign in front of the newly renovated 1600 Eighth Street, NW.  A brief internet sleuthing session led me to the listing for Unit 1 of the building, viewable here (with interior photos).  According to the listing, the unit is a two story, three bedroom, two and a half bath residence with an 800 foot private roof deck.  The finishes look very nice, and the location is unbeatable (a block from the metro, a block from the upcoming CityMarket at O, on beautiful Eighth Street).  The asking price is $895,000.

1600 Eighth Renovation Nears Completion

1600 Eighth Street, which was purchased from Shiloh Baptist Church back in 2009 after having sat vacant for decades, is in the final stretch of a massive renovation, and it looks awesome. I love everything I see: the copper gutters and roof trim, the new bay, the paint scheme, the new doors and windows, and the cleaned and re-pointed brick. I haven’t been able to find any information about the project online, but word on the street is that two or three condominiums will be for sale soon.

Buy Me: 1513 Eighth Street, NW

A few weeks ago, I went to an open house for 1513 Eighth Street, NW.  The newly renovated home really is a showplace.  The list price for the three bedroom, two and a half bath, luxuriously appointed home is $949,500.  From the listing:

Recent Past: 2004 at 1512 Eighth

Continuing my look back at 2004 photographs from the Property Information Verification System, take a look at 1512 Eighth Street just seven years ago.  The building was vacant and in terrible shape at the time. You might recall that I posted about reporting this property as vacant back in 2007, which prompted many of you to do the same.

The property sold in 2008 and has since undergone a massive renovation. Occupied again, it looks beautiful today.

Spotted: Project Sign at Eighth and P

This weekend, I spotted a sign at the northeast corner of Eighth and P -- currently a surface parking lot that's part of Metropolitan Development's Kelsey Gardens/Addison Square assemblage -- advertising a "Future Project of Capital City Real Estate" at that corner.  Capital City Real Estate's website does not mention this upcoming project, but shows a portfolio of very well executed developments (like this one at Fifteenth and Swann).

Metropolitan Development planned for this lot to include townhouse styled condominiums. According to an InTowner article from 2008, "According to Historic Preservation Office (HPO) staff reviewer Steve Callcott’s report and recommendation, 'These row houses would be three-stories above partially-raised English basements and traditionally styled in variations of vernacular Victorian row houses with brick façades, projecting bays, bracketed cornices, and elongated windows and doors capped with precast or brick lintels.'”

I have been unable to find any details about Capital City Real Estate's involvement with the corner parcel. If I had to guess, I'd say they've partnered with Metropolitan Development or bought off this portion of the Kelsey Gardens project and intend to execute the approved plans. Of course, they might intend to start over and develop another beautiful Capital City Real Estate project on this prime piece of land directly across from the upcoming CityMarket at O.  Whatever the future holds, I'm excited that this corner seems to be inching toward being occupied again!  I'll be sure to report on anything I learn.

Eighth and Q Renovations

Renovations are underway at three corners of the intersection of Eighth and Q Streets.  This long-forlorn corner is about to be so vibrant!

1543 Eighth Sold

According to the Real Property Sales Database, 1543 Eighth Street sold on March 18, 2010. The long-vacant property formerly belonged to Shiloh Baptist Church, which sold the caddy-cornered vacant property last year. Congratulations and thanks to the members and leaders of the church for selling both of its vacant properties on Eighth Street!

I recently spotted new fencing erected around 1543 Eighth, as well as the arrival of a porta-jon. The rumor I have heard is that the new owner intends to renovate the property into a single family home. I can't wait to welcome our new neighbors to the area!
