Render Me Giddy

These updated renderings of Roadside Development's plan for Citymarket at O Street look awesome. This catalyst project is coming soon to the area bounded by 7th, 9th, O and P Streets thanks to the Zoning Commission's action last night in setting down the PUD for a hearing (date TBD).

This really is great (okay, completely awesome) news...even seeing the representations of the tree plantings on the plan are exciting! and right now, i'm just thinking of all the new customers this project will bring to existing businesses in the 'hood, as well as encouraging new ones.....good stuff.

BTW, is construction still ongoing at the Douglas project at 9th and N?

Construction IS still ongoing at The Exchange (Douglas Development's project at 9th and N), which is slated to open this fall. I must say The Exchange is looking pretty great. Exterior work appears to be nearing completion, with mouldings around first floor doors and around the new storefont windows along 9th and N almost complete and upper windows being painted. Interior work seems well underway. I'm eagerly awaiting the new residents, new restaurant, and new stores this development will bring.

I am also excited! I like to follow what businesses are planned for the area, but haven't seen any announcements for this project. Does anyone know if a specific restaurant or store has announced that they will locate at the Exchange?

There have been no formal announcements regarding the ground floor retail spaces. I'm not even sure if they've been put on the rental market yet.

I've heard rumors about what's going in the restaurant space but I think it's all speculation and lacking factual foundation.

I saw a development sign on the corner of Q and 7th called "Pheonix Development." It is pinned up on the chain link. Looks like a design-build firm. Any news if that lot was sold and what these guys have in store for it?

8thq - Interesting! No, I haven't seen the sign nor have I heard of a sale of the property. Which corner are you talking about at 7th and Q?

Let's see...northwest corner of 7th and Q across from Kelsey. It is also next door to the Chinese takeout.

Was there a website for Phoenix development? That lot has been on the market for over a year now...along with the building w/ the Chinese restaurant...could someone have actually bought it???

Does anyone have a sense of what kind of damage Roadside had to do to their plans to get them past Zoning? The penthouses have been removed, but were there any other changes? I don't see how Roadside could have backed off so quickly, and they must have had to make other sacrifices to offset the lost revenue those units would have brought. Hopefully they can regain some ground during the full hearing or some appeal.
