Buy Me: 1126 and 1128 9th

I noticed a banner on the former (?) European Electronics Store at 1128 9th Street this morning advertising the building for sale. On further internet inquiry, it *appears* that the European Electronics building and the adjoining building at 1126 9th are both for sale as one package deal through Harold H. Huggins Realty, Inc. (note -- if at all interested in either property, you should check with the realtor, as I'm just making my own conclusions based on a brief read of the listings).


The listing for 1126 9th, which is offered at $8 million and which I didn't photograph this morning, reads:
Excellent development opportunity in downtown D.C. Only parcel of its size left across from the Convention Center with two road frontages. In historic district! Ideal for restaurant, residential or office condo's, hotel. Potential of having over 8200 sf for development with assemblage. Contact lister! See MLS# DC6679614
The listing for 1128 9th Street (pictured above), which is offered at $650,000, reads:
Prime commercial property directly across from new Convention Center. To be sold in conjuction with adjoining properties - total of approx 8200 sf with two road frontages and alley. See MLS#DC6416291. Excellant development opportunity - hotel, retail, residential or combination.
So it seems that both of these prime properties can be yours for "just" $8.65 million.

All I can say is there's a lot of extremely promising development leads in the air lately....do other people feel like we're reaching a real tipping point here? (O Street Market, Douglas, Hotel, etc...)?

...are these properties priced with any degree of realism or, alternatively, are they like teh abondened house on the 1500 block of 9th street which was just listed for someting like 1.4 M in an obvious attempt to both skirt the class 3 tax rate and ensure it will not be sold?

this highballing has been going on for years. just like pulling minor work permits every so often to get that class 3 vacant tax exemption. or slapping "for lease" signs on buildings while they rot, never actually intending to do a thing but landbank. douglas is one of the worst offenders around the convention center. 8 million...jeezus.

weve been at the tipping point for at least 5 years. what we are lacking is political will, government enforcement, and community cohesion. vote this year at all levels!

I've been wondering about those "For Lease" signs that are posted on dilapidated buildings... is it an offer to renovate it for a tenant? What am I missing here? These buildings are clearly not habitable, yet "for lease"??

Hey, want don't you post pictures of the run down building at 9th & RI (819-821 Q ST NW)that Jack Evans has posted his re-election posters all over. I find it just hilarious and sad that one of his staffers or volunteers would cover this building with his propaganda. Gesh, isn't it ironic, what has he done over the last 15+ years to hold that owner accountable? Class 3 exemption my butt! Way to go Jack!
