Washington Business Journal Coverage of the O Street Market

Thanks, Anon, for pointing me to this article in the Washington Business Journal online about the progression of the O Street market redevelopment. The approval process is ongoing, and the developers will soon seek tax increment financing from the city on this $260 million dollar project bounded by 7th, 9th, O, and P Streets. Plans call for a new Giant Food grocery store, a 180-room hotel with luxury suites, 300 condominiums, 300 apartments (200 market rate and 100 senior affordable housing units), 7,500 square feet of locally owned retail, and 700 parking spots, mostly underground (and available for church-goers on Sunday mornings!).

Awesome piece. A couple of questions:

Do you guys read the timeline in the article as saying construction will start in fall of 2007?

Also, how does the construction look at Logan Row? Any progress over there??

haha... Anon--I was wondering the exact same thing. "Next" fall is ambiguous. I'm pessimistically guessing they mean fall 2008 given all the permits that they have to get and the desire for the tax incentives, but the article makes it sound like things have been finalized and are pushing forward as if it could be fall 2007.

I think work at Logan Row is currently focused on the foundation and underground stuff.

roadside is still looking for financing? & the PUD process is going to take about 18months according to the office of planning...so ya fall 08 at least.

I wonder what the deal is with the convention center hotel at this point? As this blog pointed out, Jack Evans' site mentioned that a deal had been hammered out some time ago....Anyone know?

It sounds like they're still making this up as they go along. The hotel was definitely NOT part of the package at the last presentation at Shaw Main Streets last fall. Which makes me wonder how solid this project really is.

Anon @ 10:52 - I noticed a for sale banner I hadn't seen before on 9th across from the convention center while running yesterday. It's on the building to the right of Wagtime. This may be what you're talking about. I'm wondering if this is the building owned by the SAIL Charter School, which announced last week its intention to sell its 9th Street property, thus abandoning plans to expand.

"The senior affordable housing will allow residents 55 and older with tax vouchers under Section 8 housing to move in."

Hopefully they will put in a provision that only people 55 & older are allowed to live in those units and actually enforce such provisions.
