Buy Me and Fix Me Up
I troll craigslist looking for all things Shaw and recently found this interesting listing for a fixer-upper on 8th Street. 8th Street is an increasingly quaint and revived enclave in Shaw. With the reopening of 8th Street between O and P to be brought by the O Street Market redevelopment and the (fingers crossed) eventual redevelopment of crime-ridden Kelsey Gardens at 7th and P, the street will likely be even more appealing in the near future. As craigslist listings expire, I will repost all info and photos below:

If I recall the post correctly, I think it's 1546 8th Street (I'm not positive, though--I can walk down 8th this evening to verify).
1546 is correct... seems the design plan suggested would include a large addition to the back of the structure to turn those 2 bedrooms into 5... sacrificing outdoor space. I'm sure an alternate plan could be developed to maybe just add one more bedroom and keep lots of yard space in the back... Are 5 bedroom necessary? Then again, guess it depends on how much of an outside person you are, the more yard, the better in my opinion.
Any word on the Kelsey Gardens situation?? ie., when any possible redevelopment should be coming?
I called the management company and they said a year or so. My guess, and its only a guess, is that much in the way of scheduling and planning is dependent upon Roadside's development of the O Street Marketplace. That will be the keytone project for the whole area. Roadside told me that 7th street across from Kelsey has been bought and will have new commercial and, thanks to shaw rez, we know that the Warrenton Group is planning on developing the vacant structure on 7th and Q.

Is it just me, or does $500k seem way high for basically a really run-down 2 BR with no parking?!?
it does and there are all ready too many conditions attached. basically, it's a functioning shelland a total gut job. thenyou have to assume all the crap they've agreed to? buyer beware.
Yeah.. Freak'n crazy. Yeah, this house could be "cute" but it is only a federal row house. Has no distinctive character. In my opinion it is only worth $350,000
The owner -- AARON T WILLS -- bought the property on 6/02/2006 for $453,000
So let me get this right, his pipe dream and approvals on a plan are worth $47,000 -- seems like he considers himself a good designer. lol!
dayum he could have gotten a deluxe renovated joint in Brightwood for that price with french doors, 3 baths and granite kitchen..LOL
